What's Happening in Palisades Park

The borough opens its first dog park Friday at Columbus Park, the fall concert is set for October 17, the Fall Community Cleanup is October 24, and the Fort Lee Artisan Market returns Saturday. On transit, NJ Transit lists advisories for Routes 165 and 166, and a 166 bus crashed into an Englewood home early Thursday. The 30 year fixed mortgage average is 7.28 percent.

October's second week brings the borough's first dog park, a rescheduled concert and cleanup date, and a busy corridor weekend. This edition replaces the October 1 update as the current community roundup: the Street Festival has come and gone, the new Bellview Place lot is open, the borough's fall concert is confirmed for October 17, the Fall Community Cleanup is October 24, and a 166 line bus crashed into an Englewood home early Thursday morning. Here is this week's verified roundup, with last week's items archived below.

Update, October 15: this edition has been superseded by the October 15, 2026 community update, which carries this week's events, transit, dining, and market items. The Dog Park Grand Opening (Oct 9, the park is now open), the Artisan Market (Oct 10), the Jets-Browns game (Oct 11), and Columbus Day (Oct 12) have since passed. On transit, the Port Authority began removing the Lincoln Tunnel-to-PABT ramps Thursday, October 15 as part of the $11 billion New Midtown Bus Terminal project, with weekday gate changes at the terminal effective October 12 through November 13. The fall concert is confirmed for October 17, the Fall Community Cleanup is October 24, and Trunk or Treat is October 31. The 30 year fixed mortgage average moved up to 7.40 percent in Freddie Mac's October 8 release. Event and market details below are current as of October 8.

Archive and Corrections

This edition supersedes the October 1 update. Items from that edition that have now passed: the Palisades Park Street Festival (October 3 at 275 Broad Avenue), AC/DC's rescheduled MetLife show (October 2), the Giants vs. Cardinals home game (October 4), the Fort Lee Mayor and Council work session and Blood Drive (October 2), the Fort Lee Health Fair (October 3), Demarest Oktoberfest and HACKENSACKtoberfest (October 3), and the Revolutionary Seeds living-history program at Fort Lee Historic Park (October 3).

Transit note, Routes 165 and 166: as of this run, NJ Transit lists advisories on both routes rather than an active detour. Route 165's 7:36 AM Westwood-to-Port Authority trip is not operating due to operator availability, and service into and out of the terminal is subject to up to 15-minute delays from heavy traffic on Route 495. Route 166 service to and from Livingston Mall is subject to delays because of DOT inspections at the mall. Alert status changes constantly; check njtransit.com before you ride.

Transit incident, Thursday: an NJ Transit bus on the 166 line crashed into a home on Rockwood Place in Englewood near Route 4 and Grand Avenue early Thursday, October 8, before 6:00 AM. The bus had just left the Oradell garage and had no passengers aboard; the driver was taken to a local hospital for evaluation, and the cause was under investigation. No formal detour had been reported from the incident as of this run.

Parking note: the borough council's trial extension making metered parking free after 6:00 PM ran through September 30. No further extension had been posted on the borough's site as of this run, so evening meter customers should check palisadesparknj.org for the current schedule.

Earlier items from previous editions that have since passed: the Know Your Numbers health screening (September 22), the Bellview Place parking lot ribbon cutting (September 25, the lot is now open), the Chuseok holiday window (September 24-26), Leonia's 27th Annual Oktoberfest (September 26), the Corn Harvest Moon program at State Line Lookout (September 26-27), the Palisades Half Marathon and 6K Trail Run (September 27), the Giants vs. Titans home game (September 27), the Fort Lee Restaurant Week finale (September 27), the Summer Sounds at the Commons finale (September 18), Karol G's two nights at MetLife (September 17-18), the mobile document shredding at Lindbergh (September 12), the Fort Lee Art and Craft Show (September 11-13), the Be Fort Lee Artisan Market (September 12), the Giants vs. Cowboys home opener (September 13), the 9/11 commemoration (September 11), BIGBANG at MetLife (September 11), Ed Sheeran's LOOP Tour (September 4-5), Bruno Mars (August 25-26), Labor Day's reduced NJ Transit schedules (September 7), the overnight GWB closures that ended August 21, and the summer yoga and living-history programs (August 22-23).

Broad Avenue Dining Scene

No new restaurant opening or closing on Broad Avenue was confirmed during the past week, so the corridor's standing lineup carries forward. Cafe Ssum & Karaoke at 450 Broad Avenue remains listed as open with private karaoke rooms, Crazy Pocha keeps the late-night pocha rooms running at 42 Broad Avenue on the second floor, and Lee & Bai Buns at 442 Broad Avenue and D'avant Bakery at 449 Broad Avenue, Unit 1, remain the newest bakery additions of 2026.

The dining news this week is just across the borough line: Lefkes, the popular Greek restaurant that closed after a fire at its Englewood Cliffs location, announced it would reopen in Fort Lee in October, per reporting from October 1. Dipped 'n' Smashed, the Hoboken smash-burger and Nashville hot chicken restaurant, is still coming soon to 187 Main Street in Fort Lee at Hudson Lights, with signage up and construction underway, though no grand opening date has been announced. On the closure side, no new closings were confirmed in the past week; previously flagged on Yelp remain Yupdduk (413 Broad Avenue), Bleu on Broad (330 Broad Avenue), You Chun (133 Broad Avenue), Yechun (18 Broad Avenue), Picnic Cafe (202 Broad Avenue), Crown Restaurant & Lounge (243 Broad Avenue), Mandarin Restaurant (110 Broad Avenue), Golden Eagle Diner (239 Broad Avenue), Pho32 Shabu Shabu (225 Broad Avenue), and Broad Catering (200 Broad Avenue).

Borough Programs

The headline borough item this week is Friday's Dog Park Grand Opening at Columbus Park, 83 Center Place, at 12:30 PM. The new municipal parking lot at 12 Bellview Place, which had its ribbon cutting September 25, is now open to the public, and the free evening meter parking trial extension that ran through September 30 has ended with no further extension posted as of this run. Fall recreation continues: the tennis camp with Coach Anthony Cappola runs Wednesdays through October 14 at the Lindbergh School outdoor courts, the yoga series with instructor Priti Dhariwal runs Saturdays through November 7 at the high school gym, the fall concert with the Summer Breeze Band is rescheduled for October 17, and the Fall Community Cleanup is October 24, 9:45 AM to noon at Borough Hall.

Transit Update

Routes 165 and 166. NJ Transit's travel alerts pages list advisories on both routes as of this run: Route 165's 7:36 AM Westwood-to-Port Authority trip is not operating due to operator availability, service into and out of the terminal is subject to up to 15-minute delays from heavy traffic on Route 495, and Route 166 service to and from Livingston Mall is subject to delays because of DOT inspections at the mall. No active detour is listed for either route, but advisories can appear at any time, so riders should check njtransit.com the morning of travel.

Bus incident, Thursday. An NJ Transit bus on the 166 line crashed into a home on Rockwood Place in Englewood near Route 4 and Grand Avenue early Thursday, October 8, before 6:00 AM. The bus had just left the Oradell garage and had no passengers aboard; the driver was taken to a local hospital for evaluation, and the cause was under investigation. No formal detour had been reported from the incident as of this run.

Port Authority Bus Terminal, next phase. Reported September 30: the next phase of the roughly $10 billion Port Authority Bus Terminal replacement is pushing NJ Transit buses onto city streets, and bus commuters and Lincoln Tunnel drivers are being told to expect added delays through early 2027. Routes 165 and 166 terminate at the terminal, so this is the corridor-wide development worth watching this fall.

Port Jervis Line. Buses continue to replace trains for infrastructure work under the substitution reported in late September: weekends through October 11 plus weekday off-peak service through the fall, with connections staged at Ramsey/Route 17.

George Washington Bridge. The Port Authority's weekly travel advisory for October 2 through 8 was posted, and the agency's planned weekly construction details continue to list GWB lane closures week to week. The northbound Center Avenue bridge over the GWB approach in Fort Lee remains under long-term rehabilitation, with work staged to keep two travel lanes open. Check the Port Authority's weekly construction page for the current week's exact closures before you drive.

Light rail. The Northern Branch Corridor extension, which would add stations including Palisades Park, remains in environmental review with no construction timeline confirmed.

Market Snapshot

Verified on this run, October 8, 2026. No single official calendar-month county report for September has published, so the freshest Bergen County readouts are the weekly market pulses and the NJ REALTORS August figures:

Metric Value
Bergen County single-family median sold, Sept 19 2026 market pulse (year over year)~$925,000, up 5.1%
Bergen County single-family median sold, Sept 5 2026 market pulse (year over year)~$949,500, up 8.5%
Bergen County single-family closed sales, Sept 5 2026 pulse620, up 13.6% YoY
Bergen County single-family days on market and sale-to-list, Sept 5 2026 pulse26 days, 104.6%
Bergen townhouse/condo median, Sept 5 2026 pulse~$540,000, ~40 days on market
Bergen County single-family closed sales, August 2026 (NJ REALTORS, year over year)548, down 5.2%
US 30 year fixed mortgage average, Freddie Mac PMMS, released October 1 20267.28%

The September 19 market pulse put the Bergen County single-family median sold near $925,000, up 5.1 percent year over year, following a September 5 reading of about $949,500, up 8.5 percent, on 620 closed sales, 26 days on market, and a 104.6 percent sale-to-list ratio. For condo buyers, the September 5 pulse put the townhouse and condo median near $540,000, at about 40 days on market. NJ REALTORS' August report counted 548 Bergen single-family closed sales, down 5.2 percent year over year, on 30 average days on market, and a NorthJersey.com report on October 7 highlighted statewide inventory increases and price cuts in September. That frames a listing like 201 12th St APT 19, an extensively renovated one-bedroom at $249,900 with heat, hot water, and garage parking in the maintenance fee, squarely in the segment of the market where buyers currently hold the most options.

Mortgage: Freddie Mac's Primary Mortgage Market Survey, released October 1, put the 30 year fixed average at 7.28 percent, up from 7.03 percent the prior week and from 6.34 percent a year earlier, and the highest level since November 2023; the 15 year fixed averaged 6.60 percent the same week. The next PMMS release is due Thursday, October 8. Daily quotes move constantly, so buyers should check current pricing with a lender and lock deliberately.

Development Watch

Daewoo E&C. Daewoo Engineering and Construction's roughly $291 million, 18-story, 540-unit apartment complex with ground-floor retail and parking at 121-131 West Ruby Avenue and 20-40 Fairview Street was finalized June 30 and announced July 3, 2026, with Daewoo participating as co-developer alongside the Tamares Group. Construction is targeted for 2028-2031 with completion expected in 2031. No newer public status update has been published in the past week.

The Grandline. The 510-unit mixed-use at 21 Grand Avenue pairs two towers (17 and 19 stories) with roughly 175,000 square feet of two-story open-air retail, a hotel and wellness center, and 102 affordable units. It secured site-plan approval in April 2026 and reported Planning Board approval in early June; no new development was announced this week.
