What's Happening in Palisades Park

The Port Authority began removing the Lincoln Tunnel-to-PABT ramps Thursday, rerouting buses in Midtown for the $11 billion terminal project. The fall concert is Saturday at the Municipal Building, the Fall Community Cleanup is October 24, and Trunk or Treat registration closes today for October 31. The Giants host the Saints Sunday, and the borough paid the school board $1 million to settle a tax dispute. The 30 year fixed mortgage average is 7.40 percent.

October's third week brings the biggest commuting headline of the fall and a full October calendar boost. This edition replaces the October 8 update as the current community roundup: the dog park is open, the fall concert is Saturday, the Fall Community Cleanup is October 24, Trunk or Treat registration closes today for Halloween night, and the Port Authority started taking down the Lincoln Tunnel-to-Port Authority ramps Thursday, rerouting buses in Midtown for the $11 billion New Midtown Bus Terminal project. This Week

PABT ramp removal began Thursday. On Thursday, October 15, the Port Authority began removing the Lincoln Tunnel-to-Port Authority Bus Terminal ramps as part of the $11 billion New Midtown Bus Terminal project. The Lincoln Tunnel exclusive and express bus lane is not affected, including the morning rush.

PABT gate changes through November 13. NJ Transit posted weekday gate changes at the terminal effective Monday, October 12 through Friday, November 13. Routes 165 and 166 normally load at Gate 212, door 1, via Boulevard East, with evening and overnight gate changes, all subject to change; check the advisories before you board.

Archive and Corrections

This edition supersedes the October 8 update. Items from that edition that have now passed: the Dog Park Grand Opening at Columbus Park (October 9, the borough's first dog park is now open), the Be Fort Lee Artisan Market and Fort Lee Paper Shredding Day (October 10), the Billy Joel tribute at the Barrymore Film Center (October 9), the Jets vs. Browns home game (October 11), Columbus Day and Indigenous Peoples' Day (Monday, October 12, when borough offices were closed and NJ Transit ran a holiday schedule), the Autumn Renewal Art Show at the Fort Lee Museum (through October 10), and the final week of the fall tennis camp at the Lindbergh courts (Wednesdays through October 14).

Transit note, Routes 165 and 166: the route-specific advisories carried in last week's edition (Route 165's 7:36 AM Westwood-to-Port Authority trip not operating, and up to 15-minute delays from Route 495 traffic; Route 166 delays from DOT inspections at Livingston Mall) are no longer the headline items. As of this run the week's transit story is the terminal work started Thursday: weekday gate changes at the PABT through November 13 and bus reroutes in Midtown from the Lincoln Tunnel ramp removal. Alert status changes constantly; check njtransit.com before you ride.

Transit incident, follow-up: the 166 line bus that crashed into an Englewood home early Thursday, October 8 remained under investigation this week. The bus had no passengers aboard at the time. No detour had been tied to the incident in the coverage reviewed.

Port Jervis Line: the weekend bus substitution for infrastructure work that ran through October 11 with connections staged at Ramsey/Route 17 has ended for now; no new substitution window was listed on the sites reviewed this run.

Parking note: the free evening meter parking trial extension ran through September 30 with no further extension posted, and the Bellview Place municipal lot (12 Bellview Place) remains open. Evening meter customers should check palisadesparknj.org for the current schedule.

Broad Avenue Dining Scene

No new restaurant opening or closing on Broad Avenue was confirmed during the past week, so the corridor's standing lineup carries forward. Cafe Ssum & Karaoke at 450 Broad Avenue remains listed as open with private karaoke rooms, Crazy Pocha keeps the late-night pocha rooms running at 42 Broad Avenue on the second floor, and Lee & Bai Buns at 442 Broad Avenue and D'avant Bakery at 449 Broad Avenue, Unit 1, remain the newest bakery additions of 2026. PHO32 Shabu Shabu at 225 Broad Avenue, second floor, is confirmed permanently closed on Yelp, joining the previously flagged closings (Yupdduk at 413 Broad Avenue, Bleu on Broad at 330 Broad Avenue, You Chun at 133 Broad Avenue, Yechun at 18 Broad Avenue, Picnic Cafe at 202 Broad Avenue, Crown Restaurant & Lounge at 243 Broad Avenue, Mandarin Restaurant at 110 Broad Avenue, Golden Eagle Diner at 239 Broad Avenue, and Broad Catering at 200 Broad Avenue).

The dining news this week is in Fort Lee. Cafe et Lait opened its second Fort Lee cafe around October 5 at 817 Abbott Boulevard, in a renovated former bank branch, per October reporting from Hoodline. Lefkes, the popular Greek restaurant that closed after a fire at its Englewood Cliffs location, is taking over the former Ventanas space at 200 Park Avenue in Fort Lee, with a reopening planned in October. Mango Mango opened its first Bergen County location in Fort Lee in early September. Still coming soon: Yui Izakaya, with signage up at 2060 Hudson Street at Hudson Lights, and Dipped 'n' Smashed at 187 Main Street at Hudson Lights, still under construction with no opening date announced. On the closure side, Shinpo Korean Eatery at 214 Main Street in Fort Lee is listed as closed on Yelp as of October.

Borough Programs

The borough's calendar fills out this week: Trunk or Treat registration closes October 15 for the October 31 event at 275 Broad Avenue, the free fall concert with the Summer Breeze Band is Saturday, October 17 at the Municipal Building, and a free Community Health Education session with Hackensack Meridian Health is Monday, October 19 at Borough Hall. The Fall Community Cleanup is October 24, 9:45 AM to noon in front of Borough Hall, with supplies provided and community-service hours for students. The borough's first dog park opened at Columbus Park with its October 9 grand opening. Fall recreation continues: youth basketball at the Lindbergh Elementary gym, Tuesdays through November 17, ages 6 to 9, $60 for residents. The Bellview Place lot remains open, and no extension of the free evening meter parking trial has been posted.

Transit Update

New Midtown Bus Terminal work began Thursday. On October 15 the Port Authority began removing the Lincoln Tunnel-to-PABT ramps as part of the $11 billion terminal replacement. Buses are running on temporary routes around West 39th Street and 10th Avenue to alternate ramps, and reporting from ABC7, NBC New York, amNY, and Gothamist this week tells commuters to expect added delays through early 2027. The Lincoln Tunnel exclusive and express bus lane is not affected. Routes 165 and 166 terminate at the terminal, so this is the corridor-wide story of the fall.

Gate changes at the terminal. NJ Transit's weekday gate changes at the PABT are effective October 12 through November 13. Routes 165 and 166 normally load at Gate 212, door 1, via Boulevard East, with evening and overnight gate changes subject to change.

Routes 165 and 166. No fresh route-specific service alert for either route was confirmed on the sites reviewed this run, beyond the terminal gate changes above. The October 8 advisory items have been archived. As always, advisories can appear at any time, so riders should check njtransit.com the morning of travel.

George Washington Bridge. No new GWB alert was listed for this week in the coverage reviewed. The Port Authority's planned weekly construction details continue to list GWB lane closures week to week, and the northbound Center Avenue bridge over the GWB approach in Fort Lee remains under long-term rehabilitation with two travel lanes open. Check the Port Authority's weekly construction page for the current week's exact closures before you drive.

Light rail. The Northern Branch Corridor extension, which would add stations including Palisades Park, remains in environmental review with no construction timeline confirmed.

Market Snapshot

Verified on this run, October 15, 2026. The freshest Bergen County readout is the October 14 Bergen County Monthly Edit, which compiles Redfin data through August:

Metric Value
Bergen County median sale price, trailing 3 months (Redfin, through Aug 2026)$834,000, up 4.2% YoY
Bergen County median price per square foot (Redfin, through Aug 2026)$450, up 3.0%
Homes on market, avg days (Bergen)~76 days vs. 73 a year earlier
Bergen residential transfers, week of Sept 28 (NJ.com)253
US 30 year fixed mortgage average, Freddie Mac PMMS, released Oct 8 20267.40%
US 15 year fixed mortgage average, Freddie Mac PMMS, released Oct 8 20266.73%

The October 14 Bergen County Monthly Edit, compiling Redfin data through August, put the county median sale price at about $834,000 over the trailing three months, up 4.2 percent year over year, with the median price per square foot near $450, up 3.0 percent, and homes averaging roughly 76 days on market versus 73 a year earlier. Hot submarkets it flags are concentrated in central Bergen: Oradell with a median above $1 million and near-zero inventory, River Edge near $856,000 with a 101 percent sale-to-list ratio, Emerson at 106 percent sale-to-list, and Dumont at about half a month of supply. NJ.com recorded 253 residential property transfers in Bergen County during the week of September 28. That frames a listing like 201 12th St APT 19, an extensively renovated one-bedroom at $249,900 with heat, hot water, and garage parking in the maintenance fee, squarely in the segment of the market where the entry price point is a differentiator.

Mortgage: the most recent verified Freddie Mac Primary Mortgage Market Survey reading is 7.40 percent for the 30 year fixed, released Thursday, October 8, up 0.12 points from 7.28 percent; the 15 year fixed averaged 6.73 percent the same week. The next PMMS release was due Thursday, October 15, and its figure had not been confirmed on this run; daily rate trackers cited by Forbes and Fortune put the 30 year conforming average near 7.45 percent on October 15, down slightly week over week. Daily quotes move constantly, so buyers should check current pricing with a lender and lock deliberately.

Development Watch

Daewoo E&C. Daewoo Engineering and Construction's roughly $291 million, 18-story, 540-unit apartment complex with ground-floor retail and parking at 121-131 West Ruby Avenue and 20-40 Fairview Street, with the Tamares Group as co-developer, remains targeted for construction in 2028-2031 with completion expected in 2031. No newer public status update was published in the past week.

The Grandline. The 510-unit mixed-use at 21 Grand Avenue, with two towers, open-air retail, a hotel and wellness center, and 102 affordable units, holds its 2026 site-plan approvals. No new development was announced this week.
